Buy a short-term rental business in Central Florida, not just a property.
Most buyers shop for a house and figure out the rental later. We start with the business: who you want to host, what they need, and a concept built around it. Then we find the property that fits and help you launch.
Orlando, Kissimmee, Davenport, and the greater Central Florida area. Buying, selling, and launching.
How we help you plan, buy, and launch
A personalized, hands-on process from the first idea to your first guest.
Learn what makes an STR work today. The old playbook, buy near Disney and win, no longer holds. We walk you through what does.
Choose a clear concept, then find properties that fit it. We match the concept, your budget, and the income potential, and check local zoning and HOA restrictions in advance, something many agents skip.
Structure the transaction so you can start early. Where risk analysis allows, we may negotiate early possession so you can renovate or stage before closing.
Launch your listings. We help you get live on the major platforms, with tools and templates for AI-assisted photos, pricing, and listing descriptions.
Build your own brand. Over time that becomes a personal guest database, direct bookings, and independence from any single booking channel.
Set up your operations team. We consult with you on cleaning crews, maintenance support, and property managers, and on writing your standard operating procedures.
Stock the property. Checklists for everything you may need to start hosting: towels, bed linens, paper products, a coffee station, detergents, soaps, and more.

Common questions
Can I rent a condo or home nightly in Central Florida?
It depends on the property. Zoning, HOA or condo rules, and county or city regulations decide whether nightly rentals are allowed. Check them before you fall for a property, and get the answer in writing where you can. We verify these in advance as part of the search.
What licenses and taxes apply to a Florida short-term rental?
Florida generally requires a state vacation rental license, registration for state sales tax, and registration for the county tourist development tax on short stays. Local rules vary, so confirm the requirements with the state and the county for your property. A CPA can advise on how the rental affects your own taxes. See our full breakdown of STR licenses and taxes.
What does it cost to run a short-term rental?
Beyond the mortgage, plan for cleaning each turnover, supplies and linens, utilities, HOA or condo fees, insurance, taxes, platform fees, maintenance, furnishing and renovation, and a cash reserve for vacant stretches. Build your own budget from real quotes, and use net income, not gross revenue, when you judge a deal.
Does the consultation cost anything?
The first consultation is free and carries no obligation. If we decide to work together, a written buyer representation agreement comes before we tour homes, and our compensation is described in that agreement.
Do I have to use your lender, CPA, or other specialists?
No. Specialists who join the conversation are there to educate and to earn the chance to work with you. You are free to choose anyone you like.
